FAQs

Will it be noisy?

No. We understand that noise is an important concern in quiet rural areas like this, and the hen sheds will be in accordance with strict noise standards.

To ensure we meet these high standards, a detailed noise assessment will be carried out as part of the planning application.

Will construction impact traffic?

Construction activities will be planned to avoid peak travel times, helping to reduce any disruption on local road networks.

Once operation, farm vehicles will operate during typical working hours to preserve the quiet character of the area.

What about air quality and odour?

Air quality and odour are strictly regulated, and the development must comply with strict regulations to protect your local amenity.

Our air quality and odour assessments have shown the impacts from this proposal are not expected to be significant.

Concerned about welfare?

Healthy, well-cared for hens producing high-quality eggs is a priority.

The farm will follow free-range standards, providing continuous daytime outdoor access and a large range area of at least one hectare per 2,500 hens

Trained staff will monitor the hens’ health and welfare regularly.

What will it look like?

We recognise how important rural scenery is to this community. To make sure the proposed hen sheds sit comfortably within the landscape, a full Landscape and Visual Impact Assessment will be carried out.

This will ensure the development is strategically designed to minimise any impact on views from homes or local landmarks.

A Zone of Theoretical Visibility will identify any buildings which may have views impacted by the development. These buildings will be carefully evaluated to ensure the impact is acceptable.

What stage is the development at?

Dumfries and Galloway council have been informed of this development with a Proposal of Application Notice submitted on the 28th of November 2025. Additionally, a scoping opinion has been submitted to inform the requirements for an Environmental Impact Assessment to be completed as part of the planning application.

Cogeo is now working on relevant assessments for the full planning submission. We will continue to keep interested parties informed as the project progress and share important updates. We plan to submit the planning application at the end of March 2026.
